What we will do – when buying a property for you

Whatever your reason for moving we would like to make your move as pleasant an experience as possible.

  • Liaise on your behalf with the estate agent to obtain all necessary details.
  • Obtain a contract of sale from the seller's solicitor.
  • Undertake a Local Authority Search and advise you about any entries which may affect the property.
  • Explain the terms and conditions of your mortgage offer to you.
  • Ensure that the mortgage monies are available for completion.
  • Arrange for the contract of sale to be signed and then exchanged with the seller's solicitors so that the contract becomes legally binding.
  • Ensure that the transfer and mortgage deed are properly drawn up and signed by all parties.
  • Carry out final searches.
  • Prepare a statement of account for completion and ensure that all monies required to complete the transaction are available.
  • Complete the matter on the agreed date by transferring all monies due, arrange for release of the keys to you and access to the property.
  • Ensure that all post completion matters are completed and that you are registered as the new proprietors with HM Land Registry.
